  • This is my first time buying a vacant lot. What do I need to know?

    • These lots will have all utilities available. No further development will be required of buyers/owners. The plat is recorded and improvements are underway. Paving will be complete spring 2025.

  • When will lots be ready for building?

    • They are ready now! Buyers will be able to begin the plan/design/permit process as soon as the land has transferred ownership. Midway City will issue building permits on lots in their current status.

  • Can I use my own builder?

    • Yes! There are many skilled builders who service the Wasatch Back. Having the option to select your best fit among them makes these lots a valuable place to custom fit a home to your style and your budget.

  • Do I have to start building immediately after purchasing a lot?​

    • No. There are no time constraints for building. In fact, you don't ever have to build. Buy now, build later. Buy/hold as an investment. Use for farming or pasture. Or even buy multiple lots for yourself - great real estate opportunity with many possibilities.

  • Are animals allowed?

    • Yes, but horses are only allowed on lots 3&4. These lots are in Midway's RA-1-15 zoning area. Midway employs the following point system, at 100 points per 1 acre (Lot 2 = 50 pts; Lot 3 = 109 pts; Lot 4 = 100 pts; Lot 5 = 80 pts):​

      • 40 points: Horse, cattle, and other similar sized animals (must be minimum 1 acre lot for this category)

      • 25 points: Sheep, llama, calves, foals, and other similar sized animals

      • 10 points: Geese, ducks, peafowl, turkey, and other similar birds

      • 2 points: Chicken, pigeon, pheasant, and other similar birds

  • What about HOA, CC&Rs, and Design Guidelines?

    • CC&Rs (Covenants, Conditions, and Restrictions) do exist and are in place to help maintain superior values for all owners. CC&Rs and Design Guidelines are available from the listing agent. Contact Matt for details. There is a $95/month assessment for each owner to pay for snow removal (private road), maintenance of trees, stream, and front fencing.

  • Is financing available?

    • As improved and developed land many lenders will provide a loan on these lots. There is a significant advantage to borrowing on an improved lot vs raw land (lower interest rates). Many banks and credit unions specialize in these products. Contact Matt for additional direction, help, or for referrals.

  • This will be a vacation home. What are the closest airports to Midway?

    • Salt Lake City International airport (50 minutes) and Provo airport (45 minutes) manage commercial airline operations. Heber airport (15 minutes) does not accommodate airlines, but has the scope and ability to service general and private aviation operations.
